    • Consent — for the measurement that recognises a returning visit. If you allow analytics cookies, we record which property you viewed, what you did on the page, the site you arrived from, and an identifier that lets us recognise the same visitor for up to 365 days. You may withdraw this consent at any time, and withdrawing it stops that recognition immediately.
    • Legitimate interest — for the measurement we carry out when you refuse analytics cookies. We still record the visit, so that the company advertising a property can be told how their listing performed. That record holds which property you viewed, how long you spent on it, which parts of the page you opened, the site or advert you arrived from, your country and your device type. It is keyed by a code worked out from your IP address and browser, which we cannot recover once that day has ended, and the record itself is deleted within 3 days. Nothing is stored on your device, and we cannot recognise you again on a later day. Our interest is in reporting accurately on the listings we publish. We have balanced that against your interests, and the safeguards we rely on are the short life of the record, the daily loss of the key that ties it to you, and the absence of any lasting identifier. You have the right to object to this measurement, and you can exercise it yourself: choose Object to tracking in the cookie settings, or turn on Global Privacy Control in your browser, which we treat as an objection. Objecting is not the same as refusing analytics cookies: with cookies refused we still count the visit and forget you at the end of the day, whereas if you object we stop before we look at anything about your visit — no record is written and no code is worked out from your address.
    • Performance of a contract — for the accounts, listings and reports we provide to agents and to the companies advertising on the platform.
    • Legal obligation — where we are required to retain or disclose data by law.

  5. Data Sharing

    • We do not sell your personal information to third parties.
    • We share reports about visits to a property with the company that advertises that property. Those reports describe how the listing performed — how many visits it received, where those visits came from, and what visitors did on the page. They show totals per traffic source and per listing, not individual visits.
    • We may share your data with trusted third-party service providers to process payments, provide customer support, or conduct analytics.
    • We may disclose personal data if required by law or in connection with legal proceedings, fraud prevention, or protecting the rights of Lang Business Development.

  6. Security of Your Data

    We implement security measures to protect your personal data from unauthorized access, disclosure, or alteration. However, no method of transmission over the internet or method of electronic storage is completely secure, and we cannot guarantee absolute security.

For the visit measurement described under Lawful Basis for Processing you need not ask us: choose Object to tracking in the cookie settings, or turn on Global Privacy Control in your browser and we treat that signal as an objection.   8. Retention of Data

    We will retain your personal data only for as long as necessary to fulfill the purposes outlined in this policy, unless a longer retention period is required by law.

    The record of an individual visit to a property page is deleted within 3 days, whether or not you allowed analytics cookies. What remains after that is a daily count per property and traffic source, which holds no identifier for you and nothing derived from your network address. Those counts are kept indefinitely.

    An enquiry you send to an agent about a property is kept for 24 months from the last activity on it — the day it was sent, or the day the agent last updated it, whichever is later — and is then permanently deleted.

  9. Transfers of Data

    If your personal data is transferred outside the European Economic Area (EEA), we will ensure that appropriate safeguards are in place, such as the use of Standard Contractual Clauses or similar mechanisms to ensure an adequate level of protection for your data.

    If you object to being measured we set one essential cookie, spitimou_tracking_objection, which lasts 400 days and does nothing but remember your objection; withdrawing the objection removes it.
